The specialist · All of South Florida
The Florida Real Estate Specialist for buyers, sellers, and investors.
Kelby Contreras, licensed Florida real estate agent with 18 years in the business (license 3239711), works the South Florida market week in and week out: Palm Beach County from Jupiter to Boca Raton, the Miami-Dade condo corridor from Brickell and Edgewater to Bal Harbour and Sunny Isles, and Broward's new tower districts in Fort Lauderdale and Hallandale Beach. Sellers get a price the market will honor, buyers get a community that actually fits, and investors get real numbers. Every guide on this page comes from that daily work, and every claim links to its dated public source.
Start with the city
New to the area? Begin with the Palm Beach island guide , the Jupiter city guide , or the Palm Beach Gardens guide for the whole-town picture, then drill into the community directory below for the specific address.

Every guide leads with the honest question, not the brochure.
Each guide answers what it is actually like to live there, what to know before you buy, and the one question residents wish they had asked. Choose a town to start, then bring your questions to the strategy call.

Beyond Palm Beach County
Miami-Dade and Broward now have their own guides.
The Florida Real Estate Specialist is built for the state, not just the county. The city guides above now reach into Miami-Dade, with the Brickell guide, Miami Beach guide, and Sunny Isles Beach guide among them, and Broward with the Fort Lauderdale guide. For relocators headed to Tampa, Orlando, or the Space Coast, Kelby coordinates the search process, connects you with a vetted local agent where needed, and keeps the checklist, financing, and closing moving on one timeline.
The right fit matters more than the map
One honest call turns "a Florida home" into a shortlist of three towns.

Frequent questions about Palm Beach County communities.
The short versions of the questions Kelby hears every week. Each community page below goes deeper, with dated sources on every claim.
Which communities and cities does this guide cover?
The directory below lists every community and neighborhood page on this site: more than 100 verified guides across Palm Beach County, from Palm Beach island (the Estate Section, North End, Midtown, Billionaires' Row, Worth Avenue, and the island's oceanfront condos) and West Palm Beach's historic districts to the gated golf and master-planned communities of Palm Beach Gardens, Jupiter and its barrier-island and inlet addresses, the equestrian communities of Wellington, the western corridor, the northern coast, Boca Raton, Delray Beach, Boynton Beach, and the coastal enclaves from Gulf Stream to Greenacres. New city guides now add Miami-Dade County (Brickell, Downtown Miami, Edgewater, Miami, Miami Beach, Coconut Grove, Coral Gables, Bal Harbour, Surfside, Sunny Isles Beach, Bay Harbor Islands, North Bay Village, Fisher Island, South Miami, and North Miami Beach) and Broward County (Fort Lauderdale and Hallandale Beach).
How do I use the community directory?
Filter by city, lifestyle (golf, waterfront, gated, beachside, 55-plus, and more), property type, or price segment, then sort by name or price. Every card links to a full community page with a unique guide, dated sources, and verifiable detail. Use the chips to remove filters or Clear all to reset.
Are the prices and facts on these pages current?
Every figure links to a dated public source, reviewed October 2026. Asking prices and club fees move; where a number could not be verified it reads Contact for current information, and current availability is always confirmed directly with Kelby, not from a portal.
Are all of these communities inside their named city limits?
No. Palm Beach and West Palm Beach are separate municipalities across the Intracoastal bridges; Tequesta, Jupiter Inlet Colony, and Jupiter Island are their own municipalities (Jupiter Island sits in Martin County); Jupiter Farms and the western Boca country clubs sit in unincorporated Palm Beach County; and Gulf Stream, Ocean Ridge, Manalapan, Highland Beach, and Hypoluxo are their own small towns. Two corrections that earlier assumptions sometimes get wrong are reflected on the pages: Admirals Cove is in the Town of Jupiter, not Palm Beach Gardens, and Alton, Artistry Palm Beach, and Mirabella at Mirasol are in the City of Palm Beach Gardens. Each community page states its verified municipality up front.
How do I get current listings or book a consultation?
The View current listings button on every community page opens this site's listings page, where availability is confirmed with Kelby directly. To talk through a shortlist, book a buyer consultation on Kelby's calendar or request a seller valuation on the Selling Guide page.
