Equestrian country with acreage and family communities
Wellington is Palm Beach County's equestrian capital, home to the Winter Equestrian Festival and fields of horse properties, training barns, and family ranches. Beyond the show grounds it is a family-focused village with guarded communities, golf courses, and decades of mature landscaping. Buyers here range from competitive riders to families who simply want more space and a slower pace.
The question to ask
Will you use this property for horses, and what does the inspection reveal about the house, the barn, the well, and the septic system?

Before you buy
What to know before you make an offer in Wellington.
Every town has its fine print, and the fine print is where real estate mistakes live. These are the things buyers in Wellington learn by their second transaction; Kelby covers them on the first.
Equestrian property details, such as barns, paddocks, and feeder access, can outweigh the house in value
Well and septic systems are common on acreage, so budget for inspections beyond the standard home inspection
Check any deed restrictions, HOA rules, or equestrian easements before you commit

Wellington's Equestrian Preserve Area covers about 9,000 acres and is regulated by the Equestrian Overlay Zoning District, adopted in 2003. Minimum lot sizes are set by subarea at 2, 5, or 10 acres; where parcels are under common ownership with a recorded unity of title, horse stalls are limited to four per acre; and covered arenas and structure heights are restricted in specific subareas.
